Property Inventories & Inspections

Although not compulsory, residential property inventories and regular inspections are essential to protect both the landlord and tenant. Not only will you need an Inventory clerk to produce an inventory in the sense of a list of items included in the tenancy (e.g. beds, curtains etc) but the inventory clerk must record any damage and the condition of each item.

During tenancy deposit disputes it is rare for an independent adjudicator to rule in favour of the landlord if an independent inventory has not been agreed to by both parties.
